Payment Policies
A partial non refundable payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival. A separate refundable damage deposit is required in the amount of $150.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file 1 days prior to arrival. It will be automatically released on 5 days after check-out, provided no charges apply.
We have a no-refund policy in the event of cancellation. However, at our discretion, refunds may be considered to the extent canceled dates can be filled at comparable rates. In such cases, a surcharge will apply.

House rules:
Inform the hosts immediately in case of any irregularity.
Keep doors and windows closed when AC's are on.
This a no-smoking viila- Smoking inside the villa is NOT allowed.
No pets allowed.
Total number of occupants will not exceed the quoted number unless agreed.
All trash and perishables must be disposed of and dishes washed before departure.
We kindly ask also not to flush cooking oil or toilet papers in the toilets- trying to contribute to our new national waste management.
Quiet hours are between 10pm and 8am.
This a no-smoking property.
We encourage responsable use of water and electricity- Please turn off the air conditioning if you are going out for more than 2 hours.
DO NOT use towels for makeup removal, cleaning, or as floor mats.

Noise Considerations
Prolonged, excessive noise will not be tolerated at any time.
Only personal music devices with headphones are allowed around the pool area
Radio playing or playing of musical instruments will be permitted in the common areas up to reasonable extent, until 9:00 p.m. Use of headphones is encouraged.
The clubhouse area is a common area and to be enjoyed as a quiet area. As a courtesy to the unit owners surrounding the clubhouse and swimming pool, no one will be permitted in the clubhouse area after 11:00 p.m.
Pool and Clubhouse Rules: (See Posted Signs)
The pool is open from 8 am to 11 pm and may be used only by the owners and tenants of Palma Real.
No Glass: glass containers are strictly prohibited at the pool. No glass cups are allowed in any part of the clubhouse or pool area
Smoking is not permitted at the pools. This includes the use of e-cigarettes.
Private events are not permitted at the bar and swimming pool. No diving, horse play, skinny dipping, or jumping from the wall.
Electric appliances may only be used behind the bar.
Glass bottles containing alcoholic beverages may be used only behind the bar for the purpose of pouring drinks into plastic cups.
Children under the age of 12 are not permitted in the clubhouse without adult supervision.
No palapas, chairs or tables may be reserved. Palapas, chairs and tables may be used for a maximum use period not to exceed three hours. Leaving unattended palapas, chairs and tables at any time terminates the use period, and therefore they may be used by others.
Only personal music players with headphones used are allowed at the pool area. No other music is allowed.
Gatherings, parties, and/or music playing will be permitted on decks and balconies until 9:00 p.m.
Balcony & Building Etiquette
Do not hang or place any items on railings, including towels or blankets.
Barbecuing is not permitted on the railings
Water Use
Do not use water outlets such as hoses or spigots for any purpose
Fires
No open fires or fireworks are allowed.
Valves of the barbecue grills must be properly shut off after each use.
Barbecuing: Cooking on barbeque grills will be permitted in the clubhouse area until 9:00 p.m. or in the back of your unit only.
Housekeeping
Garbage/trash is to be tied in plastic bags and placed in the dumpster located in the rear of the complex.
Gate Access and Traffic
You have been provided with an access key card. Entrance at the gate will not be allowed without it. Always use your gate card to enter. Security staff are not responsible for opening the gate for those without cards.
You are responsible for calling your own taxis and informing the security booth of any incoming deliveries or guests.
